Streeterville is built on a sandbar/landfill that includes the Magnificent Mile and all land east of it, including Navy Pier. The neighborhood is named after George Streeter, who in the late 1880s, said that his boat struck a sandbar off the Chicago shoreline during a storm. This sandbar, was landfill that was dumped into Lake Michigan to create the land on which Lake Shore Drive was later built and also created Lincoln Park. Streeter claimed that this new land was his and he called it the District of Lake Michigan.
The press loved Streeter's audacity in claiming the district. Then Mayor William Hale Thompson tried to evict Streeter for selling liquor. After gun battles and eviction attempts, Streeter was jailed. The courts ruled against Streeter in 1918 and today his "district" includes some of the most expensive real estate in Chicago.
During the 1920s, architecture styles along the Mag Mile included
Beaux-Arts classicism,
Gothic revival, and
vertical modernism. In the 1950s Chicago experienced urban renewal.
Arthur Rubloff, a real estate developer, led the renewal of North Michigan Avenue, calling it “The
Magnificent Mile”. This development led to the creation of a "Urban Canyon," where the buildings on both sides of Michigan Avenue tower above the street.
Streeterville hosts the Jean Baptiste Point Du Sable Homesite, a National Historic Landmark and several properties on the National Register of Historic Places, including the Drake Hotel, the Fourth Presbyterian Church of Chicago and Navy Pier. Other Chicago Landmarks in Streeterville include the Allerton Hotel and Tribune Tower. The Old Chicago Water Tower District, on Michigan Avenue, contains the only public buildings that survived the 1871 Great Chicago Fire. Streeterville is also home to three, five-star hotels, the Ritz Carlton, The Peninsula Hotel, and the Four Seasons Hotel Chicago.

But make no mistake, to remain safe and dry, masonry buildings need maintenance. Every 30 years or so, historic masonry buildings need to have the mortar ground out of the mortar joints and re-pointed with lime mortar. Masonry buildings built after 1950 need maintenance every 20 years or so, depending on the craftsmanship. But masonry buildings built since 1990 need specialized services to mitigate water and moisture intrusion. Buildings built with split face block and other modern masonry products like "jumbo brick" (stained concrete) and "Renaissance Stone" (pre-cast concrete) need maintenance more often than buildings constructed with common brick or buildings with a brick facade and block structural wall. If you own a building built after 1990, chances are at least one wall is constructed of split face block or concrete block, the parapet walls may have capstones that look like limestone, but are actually Renaissance Stone or pre-cast concrete or there are decorative details on the building that look like limestone, but are actually Renaissance Stone or pre-cast concrete. All of these modern materials are highly porous and prone to absorbing rain which moves through these materials and into your building.
