Since 2012, WickRight owner and moisture intrusion repair specialist, Bob Kelly, has evaluated over 400 buildings around Chicago. All buildings require maintenance. Masonry buildings may seem to be maintenance free because they last for hundreds of years. But to remain issue-free, safe and dry, masonry buildings need maintenance. Every 30 years or so, historic masonry buildings need to have the mortar ground out of the mortar joints and re-pointed with LIME mortar – not type N mortar which is used on contemporary buildings.  Masonry buildings built after 1950 need maintenance every 20 years or so, depending on the craftsmanship. Be sure to get advice from a Mortar Expert before contracting to have "tuckpointing" performed.

Masonry buildings built since 1990 need specialized services to mitigate water and moisture intrusion. Buildings built with split face block and other modern masonry products like "jumbo brick" which is brick-colored concrete and "Renaissance Stone" which is pre-cast concrete need maintenance more often than buildings constructed with common brick or some buildings with a brick facade and block structural wall. Top Masonry Sealant Application in Old Town, Chicago, IL

Not all masonry buildings require sealant, but if you own a building built after 1990, chances are at several walls are constructed with split face block or jumbo block. These walls need to be sealed. In addition, the parapet walls may have capstones that look like limestone, but are actually Renaissance Stone or concrete without proper mason's flashing underneath to protect the wall from rain seeping through the "stone." There may also be decorative details on the building that look like limestone, but are Renaissance Stone or pre-cast concrete. All of these modern materials are highly porous and absorb rain, which moves through these materials and into your building.
