One 10-unit, multi-family building was of common brick construction, built in the 1950s. We installed WickRight parapet venting under the limestone capstones on the front elevation and under the clay coping tiles on the side elevations. We also installed WickRight Roof Vent along perimeter parapets. In addition, we replaced the leaking metal window cladding to weatherproof the building. Later this year, we will be fixing a failing masonry wall. 


An 8-unit, multi-family building we worked on in Uptown was built in the late 1990s. The front elevation is constructed of a brick facade and block structural wall, with a lot of Renaissance Stone details. The side and rear elevations are also brick facade with a block structural wall with Renaissance Stone window headers and sills.

One recommended repair that was not in the budget was to shore up the balcony connections on the rear elevation. If you have balconies hanging from brick, be sure to look at the brick around the connection. If the bricks are cracking, the balcony may not be safe. Remove heavy objects from the balcony and restrict use until a qualified contractor says it is safe to use. Even after repair, be mindful of the number of people on the balcony at the same time.

Interesting Information About Uptown


Uptown's boundaries are Foster on the north; Lake Michigan on the east; Montrose Clark and Irving Park on the south; Ravenswood and Clark St on the west. Surrounding communities include: Edgewater, Lincoln Square, and Lakeview. The area has a mix of commercial and residential development, and includes a well established entertainment district of clubs and concert venues, and was a center for early movie making. Truman College a two year city college is located here, and the area's south-western end includes Graceland Cemetery.


The historical, cultural, and commercial center of Uptown is Broadway, with Uptown Square at the center. In 1900, Uptown became a summer resort town for downtown dwellers, and got its name from the Uptown Store, which was the commercial center for the community.


Uptown became known for entertainment. Charlie Chaplin, Gloria Swanson and other early film stars produced films at Essanay Studios on Argyle Street. Since the 1920's Uptown has been a filming location for nearly 500 movies of an genres.


Beginning at the turn of the 20th century, just after the World's Columbian Exposition, the entire area experienced a housing construction boom. In the mid-1920s, construction of luxurious entertainment venues resulted in many of the ornate and historic Uptown Square buildings which still exist today. The craftsmanship and artistry of those Uptown Square buildings reflects the ornate pavilions of the Exposition.


For over a century, Uptown has been a popular Chicago entertainment district, which played a significant role in ushering in the Gilded Age, the American Lyceum movement, the jazz age, the silent film era, the big band era, and now the rock era.


The Uptown Entertainment District is home to music venues, nightclubs, restaurants and shops. Uptown Square was designated as a National Historic District on the National Register of Historic Places in 2000. Uptown is a stop for Chicago Gangster tours, with many locations tied to infamous gangsters such as John Dillinger, Al Capone, Machine Gun Jack McGurn, Roger Touhy ("Terrible Touhy") and others.


The Aragon Ballroom, located at Lawrence and Winthrop has been a popular music venue since 1920. During the 1920's and 30's, many well-known jazz groups played at the Aragon. The Aragon used live radio broadcasts to promote entertainers. Hotels were built to serve music lovers visiting Chicago to dance to Big Bands in the 1940's and 50's. Frank Sinatra, Tommy Dorsey, Glenn Miller, Benny Goodman, Duke Ellington, Lawrence Welk and Guy Lombardo played at the Aragon.


The Riviera Theater, also a popular music venue, that was originally a Jazz Age movie theatre which featured live jazz performances with the movies. In the 1980s, the "Riv" was converted into a concert venue and all the seating was removed on the main floor.


The Uptown Theatre, the largest theatre in Chicago, is an ornate and boasts around 4,500 seats. It is on several Landmark Registers. The Uptown Theatre was designed by famous architects, Rapp and Rapp, who also designed the Chicago Theatre in the Chicago Loop.


The Green Mill Cocktail Lounge is located on the site of a much bigger Green Mill Gardens complex, which was an outdoor music gardens fashioned after The Moulin Rouge Gardens in Paris. The club was once owned by "Machine Gun" Jack McGurn, a right-hand man of Al Capone. The Green Mill still hosts top jazz performers and a weekly Poetry Slam.


By the 1950s, the middle class was leaving Uptown the suburbs. Uptown's housing stock was aging, and old mansions were subdivided. Residential hotels which had housed wives of sailors attached to the Great Lakes Naval Station during World War II now housed low-income migrants from the South and Appalachia. Uptown developed a reputation as "Hillbilly Heaven" in the 1950s and the 1960s. The Council of the Southern Mountains, headquartered in Berea, Kentucky, launched the Chicago Southern Center in 1963.


Buena Park is an Uptown neighborhood bounded by Montrose, Irving Park, Graceland Cemetery and Lake Shore Drive. The Hutchinson Street Historic District, a tree-lined stretching several blocks long features mansions called "one of the best collections of Prairie-style architecture in the city" is surrounded by skyscrapers. Buena Park was listed on the National Register of Historic Places in 1984. Robert A. Waller developed Buena Park in 1887 by subdividing his property


The Sheridan Park neighborhood is bounded by Lawrence, Clark, Montrose and Broadway. It's mostly residential, with single family homes and courtyard apartment buildings. Truman College is located in Sheridan Park. The Sheridan Park Historic District was established in In 1985, to protect the unique single-family and smaller multi-family architecture of the area. In 2007, the Chicago City Council approved the Dover Street Historic District in Sheridan Park, to protect homes on three northern blocks of Dover Street and several single-family homes on Beacon Street from demolition and modification of properties without the approval of the Chicago Landmarks Commission.


The Argyle neighborhood is known as "Asia on Argyle," "Little Saigon" and "Little Vietnam", and is mostly populated by Vietnamese, Cambodian and ethnic Chinese minorities. Argyle Square hosts Asian grocery stores as well as  Vietnamese, Thai, Laotian, and Chinese restaurants. The neighborhood should not be confused with Chinatown on the South Side of Chicago.


Margate Park is situated in the northeast corner of Uptown. Its tree-lined streets, features historic mansions, and beautiful mid-rise buildings from the early 1900s. This diverse housing also includes ornate terra-cotta clad buildings, shown in early 20th century  movies as apartment hotels and boarding houses. Some of these 1920s hotels have since been converted to high-end condos. Margate Park has a Lake Shore Drive underpass near the Margate Playground, east of Marine Dr, for easy access to the lakefront path, as well as Foster and Lawrence beaches.

Every 30 years or so, historic masonry buildings need to have the mortar ground out of the mortar joints and re-pointed with lime mortar. Masonry buildings built after 1950 need maintenance every 20 years or so, depending on the craftsmanship. But masonry buildings built since 1990 need specialized services to mitigate water and moisture intrusion. Buildings built with split face block and other modern masonry products like "jumbo brick" which is brick-colored concrete and "Renaissance Stone" which is pre-cast concrete need maintenance more often than buildings constructed with common brick or buildings with a brick facade and block structural wall. Not all masonry buildings require sealant, but if you own a building built after 1990, chances are at least one wall is constructed with modern materials like split face block or jumbo block, the parapet walls may have be finished with capstones that look like limestone, but are actually Renaissance Stone or pre-cast concrete or there are decorative details on the building that look like limestone, but are actually Renaissance Stone or pre-cast concrete. All of these modern materials are highly porous and prone to absorbing rain water which moves through these materials and into your building.
