Masonry Maintenance Plans for New and Historic Masonry Buildings

All buildings require maintenance. Masonry buildings may seem to be maintenance free because they last for hundreds of years. But make no mistake, to remain issue-free, safe and dry, masonry buildings need regularly scheduled maintenance.

Masonry buildings built since 1990 need specialized services to mitigate water and moisture intrusion. Buildings built with split face block and other modern masonry products like "jumbo brick" which is brick-colored concrete and "Renaissance Stone" which is pre-cast concrete need maintenance more often than buildings constructed with common brick or buildings with a brick facade and block structural wall. WickRight General Contracting offers excellent split face block and pre-cast concrete maintenance services at reasonable prices in Lincoln Park.

If you have a historic masonry building - built before 1950 - your building needs to be evaluated every 30 years or so. Historic masonry buildings need to have the mortar ground out of the mortar joints and re-pointed with LIME mortar. Sometimes, bricks need to be removed and replaced, specifically at the parapet level if roofing has been wrapped over the parapet over the years.

Masonry buildings built after 1950 need maintenance every 20 years, depending on the craftsmanship, and the mortar should be matched by a mortar expert.  Call 312-720-1467 today for an estimate.

WickRight Provides Highly-Effective Masonry Sealant Applications in Lincoln Park, Chicago, IL

Not all masonry buildings require sealant, but if you own a building built after 1990, chances are at least one wall is constructed with modern materials like split face block or jumbo block. The parapet walls may be finished with capstones that look like limestone, but are actually Renaissance Stone or pre-cast concrete. There may be decorative details on the building that look like limestone, but are Renaissance Stone or pre-cast concrete. All of these modern materials are highly porous – rain moves through these materials easily – and into your building.

If your Lincoln Park home is experiencing mysterious leaks, give WickRight General Contracting a call 312-720-1467. Your building may need parapet ventilation, custom flashings to divert bulk water and masonry sealant to help the walls resist moisture intrusion and wind driven rain. WickRight General Contracting installs masonry sealants, including clear sealants, like Chemtrete, Prosoco, as well as elastomeric paints, like Modac, sometimes called "plugger" paints.

WickRight Provides Expert Split Face Block Repair in Lincoln Park

Many masonry buildings built in Lincoln Park since 1990 are soaking wet. These wet buildings need specialized services to stop water and moisture intrusion and to dry out. Buildings built with split face block and other modern masonry products like "jumbo brick"  and "Renaissance Stone" need custom flashing and parapet ventilation to exhaust moisture trapped in the building's walls and roof system.

We recommend installing our passive ventilation systems on buildings built with split face block, concrete block, jumbo block and Renaissance Stone or precast concrete. Buildings built with split face block, concrete block, jumbo block also need to be sealed with masonry sealant. Renaissance stone and pre-cast concrete are difficult to seal, so we suggest covering these details with sheet metal or designing custom flashings to divert water and rain away from these materials.

WickRight provides superior split face block and pre-cast concrete repair services in Lincoln Park at reasonable prices. Call 312-720-1467 today for an estimate.
