To date, we have evaluated 8 buildings and completed complex repairs on 1, 17-unit multi-family/multi-use building in Ravenswood Manor in 2020. This unique building is constructed with brick and limestone on two sides, steel and glass on the front and split face block and siding on the rear elevation.

The brick side elevations needed simple maintenance. The split face block rear elevation was wet. We installed WickRight capstone vented drip edge and vented receiver clips on the parapet wall. Within weeks, we observed water moving through the wall toward the venting. Condo owners with units on the rear wall reported the musty smells dissipating and owners on the top floor reported no more leaking windows.

We installed WickRight Coping Vent on the front elevation parapets where possible and custom flashings to divert water from the building where needed to protect the units and common foyer below from wind driven rain entering the wall assembly, to date we have had no call backs to this property.

In 1893 DeLancy Louderback, from Albany, New York and several other real estate investors purchased land in the area as communities closer to downtown became heavily populated.

Electric streetcars were introduced in Albany Park in 1896. Northwestern Elevated Railroad extended the Ravenswood line to the Kimball terminal in 1907. These transportation improvements led to a real building boom. But after WWII, many residents moved to the suburbs, and many stores and restaurants closed. In the 70's, Korean immigrants settled in Albany Park, which is one of the most diverse communities in Chicago today.

Albany Park includes several neighborhoods, including Albany Park, Mayfair, North Mayfair, Ravenswood Manor and Koreatown. The majority of shops on Lawrence between Kedzie and Pulaski, which is also called "Seoul Drive," are owned by Korean-Americans.
