The lakefront
community of Edgewater on the North Side of of
Chicago is six miles north of the
Loop. It is bounded by
Foster to the south,
Devon to the north, Ravenswood to the west, and
Lake Michigan to the east. Edgewater boasts
several beautiful beaches and
Lincoln Park, (Chicago's largest park) stretches south from Edgewater along the waterfront to Oak Street Beach – almost 7 miles. Edgewater is surrounded by
Uptown to the south,
Lincoln Square to the west and
Rogers Park to the north.
Edgewater was an agricultural community until the 1880s, when Chicago's high society started to build summer homes in the area. With the exception of the Bryn Mawr Historic district and the Edgewater Beach area, the area is a series of high-rise and mid-rise apartment buildings and condos near Lake Michigan. On the west side, in and around the Andersonville neighborhood, Edgewater has mostly single-family homes; smaller multi-story flats.
In 1885, John Lew Cochran, a developer, named the area Edgewater. He built the first residential subdivision in the area, the Lakewood Balmoral Historic District boasts many of Cochran's homes. Around this time, Edgewater became the only suburb adjacent to Chicago with electric lights.
In the early 1900s, Edgewater was regarded as one of Chicago's most prestigious communities. Mansions dominated the lakefront, while large single-family homes spread inland to the former farming village of Somerdale, now called Andersonville.
A prominent symbol of Edgewater's affluence and desirable location on the lake was the Edgewater Beach Hotel, which opened in 1916. The famed "sunrise" yellow hotel was destroyed in 1970, but the "sunset" pink Edgewater Beach Apartments building is still a landmark at the end of Lake Shore Drive.
Around 1900, the affluent population grew so much that developers expanded Edgewater and renamed a portion of the community Uptown. Uptown quickly became the commercial hub of the area, with nightlife, entertainment and tall commercial buildings.
Uptown's affluence declined in the 1950s, when many wealthy families moved to the suburbs. The area fell into disrepair and crime became common. The extension of Lake Shore Drive to Hollywood Ave. in the 50's and high-rise condo development in the 70's took off. In 1980, Chicago and local business owners committed to a revival for Edgewater. Edgewater was separated from Uptown and was recognized as its own community. New businesses popped up, old buildings and homes were refurbished.
Edgewater is well known for its antique shops, including Edgewater Antique Mall, Broadway Antique Market, and Brownstone Antiques. Today, Edgewater consists of several tight-knit neighborhoods, including Andersonville, Magnolia Glen, Edgewater Glen and Edgewater Beach. Sheridan Road follows the lakefront and is the main North–South route for vehicle traffic to and from Lake Shore Drive. In addition to Lincoln Park, there are several other lakefront parks, including Hollywood Beach, George Lane Park, Berger Park.
Edgewater is a densely populated due to the sheer number high-rise buildings lining both sides of Sheridan Road. These buildings include, 6030 N. Sheridan, East Point Tower, El Lago, Granville Beach, Granville Tower, Hollywood Towers, Horizon House Condominium, The Malibu, Malibu East, Park Edgewater Condominiums, Park Tower and Mall, Sheridan Shores Condominiums, Sheridan Point, Shoreline Towers and The Tiara.
Many of these high-rises were built from 1950 to 1970. One of Edgewater's more contemporary claims to fame is that Bob and Emily Hartley of The Bob Newhart Show called this area home, they resided at 5901 N. Sheridan, also know as Thorndale Beach North Condominiums.
There are still a few original mansions, built from 1880 to 1920 on Sheridan. Many of the historic lakefront mansions that lined Sheridan were destroyed to make room for high-rise buildings. A few original buildings remain, including Colvin House and Sacred Heart School.

Every 30 years or so, historic masonry buildings need to have the mortar ground out of the mortar joints and re-pointed with lime mortar. Masonry buildings built after 1950 need maintenance every 20 years or so, depending on the craftsmanship. But masonry buildings built since 1990 need specialized services to mitigate water and moisture intrusion. Buildings built with split face block and other modern masonry products like "jumbo brick" which is brick-colored concrete and "Renaissance Stone" which is pre-cast concrete need maintenance more often than buildings constructed with common brick or buildings with a brick facade and block structural wall. Not all masonry buildings require sealant, but if you own a building built after 1990, chances are at least one wall is constructed with modern materials like split face block or jumbo block, the parapet walls may have be finished with capstones that look like limestone, but are actually Renaissance Stone or pre-cast concrete or there are decorative details on the building that look like limestone, but are actually Renaissance Stone or pre-cast concrete. All of these modern materials are highly porous and prone to absorbing rain water which moves through these materials and into your building.
