Split Face Block Walls leak. Concrete block walls leak. Jumbo brick walls leak (brick-colored concrete). Masonry block, called CMU (concrete masonry units) in the construction industry, is extremely porous and it leaks.


Regular professional sealant applications and installing WickRight passive ventilation solves most leaking split face block issues permanently.


According to Decker Home Services split face block can absorb 3x its weight in water. We have performed testing that shows that CMU can absorb water until the entire block is completely saturated. After the block reaches homeostasis, then water will seep to the exterior and the interior.

We received a call from a building owner in Belmont Terrace, who said, "there is water coming in under my baseboards!"


Her split face block building is soaking wet. With the sun beating down on the south facing wall, a physics phenomenon, known as solar drive, heated up the moisture trapped in the wall and pushed it toward the air conditioned interior, forcing water into the building at the through wall flashings which are installed at each story level -- close to where the baseboards and flooring meet.


Basic Physics - Wet moves to Dry, Hot moves to Cold.
